Spring is in the air - the wattles have bloomed, the canola fields are bursting at their edges and the bees are loving it! The annual spring clean ritual which has been a part of many cultures for centuries, is occurring throughout Adelaide homes this month. But spring home maintenance need not end there.

There is no better way to preserve the value of your home than to do regular home maintenance and get on top of problems that could get more expensive. The winter rain and winds can be hard on our home’s roofing, gutters and plumbing and preventive annual maintenance tasks will save you money in the long run.

Ken Hall Plumbers provide spring home maintenance services to get your home ready for the intensity of Adelaide’s summer. Here are our best practice tips for preventive maintenance this spring.

Check your plumbing – reduce your water bill over summer

Inefficient use of energy leads from leaks is an unnecessary cost in many Adelaide homes. Did you know that one leaking tap can leak 20,000 litres of water per year!

This wastage occurs from internal and external taps such as irrigation systems, toilet cisterns, hot water systems and water tanks. Our domestic plumbers will check all sources of leaks, find any problems and fix them on the spot where possible.

Check your irrigation system

Run your irrigation system to make sure you don’t have any leaks, or sprinkler heads not working properly. Check that water is not collecting in one area of the yard only, leaving another dry. You’ll want to prepare your lawn before the long, hot and dry days begin in Adelaide.

Check your roofing – prevent cracks in ceilings and walls

Over winter, heavy rains and winds may cause movement and cracks in the roofing tiles or loosen your roof sheeting. Debris can get caught in gutters and block downpipes, downpipes can rust if they are not being drained properly.

Spring is the time to clean out your gutters prior to summer and the fire season - this is especially important if you live in fire danger areas.

If roof leaks are present or drainage is compromised, water can leak into the wall fascia and the foundation of your home, expanding the mortar and causing cracks in the walls and ceiling. Blocked drains are one of the most common causes of cracks in Adelaide homes and after a wet and windy winter, you’ll want to be checking for proper drainage and lingering dampness.

Check your electricals – prevent unnecessary emergencies

Our electricians are trusted electrical installation and inspection specialists. Check your electrical wiring especially if there have been blackouts over the winter. Test your exhaust fans and get new ceiling fans fitted for the warmer weather. It’s also a good time to check your smoke alarms and battery expiry dates to make sure they are operating correctly for the upcoming summer.

Check your air conditioner – save on your electrical bill

With Adelaide’s summer only a couple of months away, now is the time to get your evaporative air conditioning system serviced. You don’t want one of those homes needing urgent air conditioning repairs on that 40 degree day when many others are in the queue in front of you.

A service includes cleaning the unit, checking the belt tension and adjusting if needed.
