The project

Landlords have different priorities to home owners for bathroom renovations. They want bathrooms that appeal to a wider range of people in the rental market in Adelaide, to blend with a variety of tastes. This particular townhouse in a block of six was built in the 1990’s and the bathroom needed an upgrade. Located in inner city Adelaide, it’s the perfect urban dweller’s abode.

The home has a laundry/powder room downstairs and full bathroom upstairs. The owner decided on an upgrade as the vivid tones of burgundy were not quite up to modern day style and simplicity!

The customer’s criteria

During the initial consultation with the property owner, we discussed the requirements, the budget and the style of bathroom ideally suited to the property and its purpose.

We wanted a new, airy and fresh bathroom to attract the right market of tenants. The tones chosen were neutral with fixtures and fittings that were good value for money.

We were clear on the brief and set about planning the project. On time delivery of the project was important as the owner needed tenants to move in as soon as possible.

We chose a selection of fixtures and fittings within the budget and made the selection process much easier, saving our customer time and money. We left the tile selection to the property owner who visited tile stores to make the final choice.

Once we removed the tiles from this bathroom, we found the screed of the sub floor had rotted so we ended up having to replace it with a new properly sealed floor consisting of a cement fibre sheet. Even though this part of the project was unplanned for, we were able to source the trades quickly and get the job done on time.

The products

The brief stipulated quality fixtures at reasonable prices and the items we proposed delivered to the brief:

• Shower screen – we installed a semi frameless shower screen which looks modern and stylish but not quite as expensive as a fully frameless screen.

• Bath tub – a standard acrylic bathtub measuring 1.5m x .750m was chosen, suitably large for most people.

• Tapware - mixer taps from Seima were chosen which are excellent value for money in terms of quality and price.

• Toilet and cistern – a modern design from Seima.

• Bathroom vanity – the modern floor standing vanity was chosen from the Fienza range.

• Shaving cabinet – shaving cabinets are practical, easy to access and provide excellent storage for items needed daily so where space allows, we recommend them.

The time frame

Saving time and meeting deadlines was a priority for this project. From the date of our first meeting to the final walk through, including installing a new bathroom sub-floor, the project took five weeks. The client had planned for new tenants to move in, so it was imperative we met the agreed time frames.

Overall, both the property owner and the Ken Hall team were happy with the result – the project was on time, on budget, and to a quality standard.
